How to Register

  • To register simply fill up the form or call us on 07515945861. To serve you best we will need your contact details, weekly or daily budget and the areas that you're interested in.
  • We frequently have new rooms and properties uploaded by landlords so by registering your interest we can send you updates via email and text message on rooms which fulfil your search criteria.

How to Arrange a Viewing

When you call or fill up the form do let us know when you want to move-in, how many persons, type of room you require [(Single, double, twin, triple, quad or shared room(s)].

Room & House Features

  • All the houses on the website will have basic amenities. As a guide, houses have the following: Common

The Application Form

  • All new or prospective tenants will have to fill out the application form
  • Passport copies: We require your passport or ID copy uploaded by email before you check-in.
  • Once you have completed the application form you can fax it, post it or scan and email the form back to us. Please ensure you have signed the form on the very last page.
  • Minimum Stay - Your minimum stay is the amount of time you wish to stay in the room. We currently offer two options: 3 months or 6 months. There is a fee of one week for less than 3 months stay. Once your minimum term is up, the contract will continue with no re-contracting fee.
  • Notice period - We require 1 months notice to terminate your contract. All notices must be given in writing via email or letter.

How much is the Monthly Rent & Deposit?

  • Holding Deposit - To reserve your room, we only require £100 as fully-refundable holding deposit (you can ask for the refund if you do not like the room or if your circumstances change - but not after you move-in). This holding deposit will be deducted from the amount you pay while moving-in. You can pay by Debit/Credit Card, PayPal, or by bank transfer or over the counter at any branch of Lloyds TSB (Account Name: CheapestRoomsLondon, Account Number: 16236868 & Sort Code: 30-80-88)
  • One Month’s Rent in Advance – We’ll require one months’ rent in advance [please note one months’ rent for a room @£90 is not £360 as most people assume. The correct way to calculate is £90 x 52 (weeks in a year) / 12 (months in a year) therefore for this example it will be £390]. This amount + the deposit amount - holding deposit of £100 must be with us as cleared funds before you move-in [ as an example let us assume that you are renting a room @£120 a week – in this case you will be paying up front 120 x 52/12= £520 deposit + £520 rent in advance. So total £1,040 (less holding deposit, if any)
  • Refundable Deposit – as illustrated above we'll need 1 month's rent as deposit (which is fully refundable at the end of your contract assuming your room is left with written notice, in a rentable condition and your rent till that date is fully paid).

Methods of Payment

  • Standing Order – This is our preferred method of payment. You give an instruction to your bank (via online or by going personally to the bank) to pay your rent to our account on a certain day of every month.
  • Bank Transfer - You can also go online or instruct your bank in person and do a bank transfer every month.
  • Credit /Debit Cards – You can use most credit / debit cards with PayPal with or without having an account with PayPal. Please feel free to contact us if you have any problems.
  • International Payments - If you are reserving or paying for a room from abroad and need to send payment before you arrive in the UK, please request our International details; IBAN number & SWIFT code.
  • Cash or Travellers’ cheques – we also accept Sterling Pounds in cash or TC’s

Moving In

  • Landlord - As soon as we've received your holding deposit and Passport or ID copy, you'll be ready to move-in. At this stage you will need to contact us and arrange a convenient check-in time. This is when you'll sign your tenancy agreement, pay the balance and get your keys.
  • Check-in - Check-in time: between 9am - 7pm, any day of the week (including weekends or public holidays). If you want to move in outside these hours, there is a charge that you may have to pay.

What is your Smoking Policy?

  • You will have to go outside and smoke as all our houses operate on a strict non-smoking policy. This is to ensure clean living conditions and to reduce the fire risk for all tenants

What is your Cleaning Policy?

  • It is very expensive to hire labour in London as they charge a lot and want minimum hours. We would have to pass on this expense to you. Therefore you as tenants will have to share this chore with other tenants as if you were hiring an apartment or flat or house for yourself. If we are informed that you are responsible for mess in a common area, then we will be forced to send a cleaner for which we will charge £50. The only cleaning policy we have, that applies to every house is to stay clean. We are very pro-active & strict in ensuring that all our houses are kept very clean and very tidy.
  • With other tenants you can decide rotas for cleaning.
